Residential Real Estate

Experienced representation for buyers and sellers — from contract review through closing.

Purchasing or selling a home is one of the largest financial transactions of most people's lives. In New Jersey, attorney representation is standard practice at real estate closings — and for good reason. A knowledgeable real estate attorney protects your interests, reviews and negotiates contracts, resolves title issues, and ensures the transaction closes smoothly.

"Real estate transactions involve complex legal documents and significant financial commitments. We ensure you understand every document before you sign it."

The Attorney Review Period

New Jersey's attorney review period gives buyers and sellers three business days after signing a contract to have their attorneys review it. During this period, an attorney can approve the contract, disapprove it, or propose modifications. This is a critical protection that many buyers and sellers overlook.

Title Issues & Disputes

Title problems can delay or even derail a real estate transaction. Common issues include outstanding liens, boundary disputes, easement conflicts, and errors in the public record. We identify these issues early and work to resolve them before closing.

  • Mechanics' liens and judgment liens
  • Boundary and survey disputes
  • Easements and deed restrictions
  • Estate and inheritance title issues
  • Zoning and land use matters

Landlord / Tenant Matters

We represent both landlords and tenants in residential disputes, including lease drafting and review, security deposit issues, eviction proceedings, and habitability complaints.

Common Questions

Residential Real Estate FAQ

New Jersey is one of the few states where attorney review is customary and highly recommended for real estate transactions. After a contract is signed, there is a three-day "attorney review" period during which either party's attorney can disapprove or modify the contract. Skipping this step means accepting the contract as written — with all its risks.

For buyers, closing costs typically range from 2%–5% of the purchase price and can include title insurance, lender fees, attorney fees, transfer taxes, and prepaid items like homeowner's insurance and property tax escrow. For sellers, costs typically include the real estate commission, attorney fees, and the New Jersey realty transfer fee. We provide a clear cost breakdown before closing.

After a real estate contract is signed in New Jersey, both parties have three business days to have the contract reviewed by their attorney. During this period, the attorney can disapprove the contract entirely (canceling the deal) or propose modifications — such as adding inspection contingencies, adjusting terms, or clarifying obligations. This is a crucial consumer protection that exists specifically in New Jersey law.
